Getting cleaning clients is two problems that look like one. The first is getting people to ask you for a quote. The second, which most owners underrate, is turning those quote requests into booked cleans. A business that answers every inquiry quickly and follows up on every quote can grow on fewer leads than one that spends heavily on ads and then lets calls go to voicemail.

This guide covers both: where clients come from, and the replies and follow-ups that win them. The texts are templates you can copy and change.

## Before you look for clients

* **Know who you serve**: "Recurring home cleaning within 15 minutes of downtown" makes every choice below easier. Our guide to [starting a cleaning business](https://chargezen.com/blog/how-to-start-a-cleaning-business) covers picking a niche.
* **Know your prices**: You need to quote on the spot without guessing. See [how to price cleaning services](https://chargezen.com/blog/how-to-price-cleaning-services).
* **Have one number that gets answered**: Every method below ends with someone calling or texting you. If that number goes to a full voicemail box, the marketing was wasted.

## Where clients come from

## 1\. Your Google Business Profile

When someone searches for "house cleaning near me," the map results come from Google Business Profiles. Set yours up with your real service area, services, hours, photos of your team and your work, and your business phone number. Keep the hours honest: if you list hours, answer during them.

## 2\. Reviews from happy customers

New customers read reviews before they call. Ask happy customers, in person or with a short text, right after a clean they've praised. Follow the review site's rules, and don't offer anything in exchange for a review.

## 3\. A simple website

One page is enough to start: what you clean, where, roughly how pricing works, that you're insured, photos, and a big "Call or text" button. Our [click-to-text link generator](https://chargezen.com/tools/click-to-text-link-generator) builds a link that opens a text to your number on a phone.

## 4\. Referrals from current clients

Your best clients know other people like them. Ask, and make it easy: give them a line they can forward. If you offer a thank-you (a discount off their next clean, for example), say exactly what it is and when it applies.

## 5\. Neighbors of the homes you already clean

If you clean one home on a street every other week, the neighbors see your car. A friendly door hanger nearby ("We clean on Maple Street every other Tuesday, and we have one opening") fills your route without adding drive time. Check local rules on door-to-door flyers first.

## 6\. Property managers and landlords

Move-out cleans happen on deadlines, and managers want a crew that shows up. Introduce yourself with your insurance details and turnaround times, do the first job well and ask to be their regular call.

## 7\. Real estate agents

Agents need homes cleaned before photos, before showings and before closing. One good agent can send a steady stream of one-time cleans, some of which become recurring when the new owners move in.

## 8\. Short-term rental hosts

Hosts need reliable turnovers on tight windows. If you can promise same-day turnaround and send photos after each clean, you can win repeat work. Make sure your pricing covers linen handling and restocking.

## 9\. Local groups and community boards

Neighborhood groups, parent groups and community boards are where people ask "Does anyone know a good cleaner?" Join as yourself, be helpful and respond when someone asks. Follow each group's rules on promotion.

## 10\. Partnerships with other trades

Painters, remodelers, carpet cleaners and movers finish jobs that leave a mess. Agree to refer each other.

## 11\. Commercial clients nearby

Small offices, clinics and shops near your residential routes can fill evenings. Expect to provide proof of insurance and a written scope.

## 12\. Paid ads, carefully

Local search ads and lead services can work, but they cost money per click or per lead. Track what you spend against the clients you actually book, and work out your [customer acquisition cost](https://chargezen.com/glossary/customer-acquisition-cost) before you scale. If replies are slow, fix that before you spend more.

## Win the quote: answer fast and answer well

People asking for a cleaning quote often contact several companies at once. You can't control how many others they call, but you can control how quickly and clearly you respond. A good first reply does three things: confirms you serve their area, asks the questions you need to quote, and gives them an easy next step.

**First reply to a quote request (text):**

_"Hi Maria, thanks for reaching out to Example Clean Co.! We do clean in Oak Park. To give you a price, could you tell me: how many bedrooms and bathrooms, any pets, and when it was last professionally cleaned? Photos of the kitchen and bathrooms help too. — Jess"_

**Sending the quote:**

_"Thanks, Maria! For a 3-bed, 2-bath home with one dog, a first deep clean is $\[price\] and every-other-week cleans after that are $\[price\]. Here's what's included: \[link\]. We have openings Tuesday or Thursday mornings. Want me to hold one?"_

**When you missed their call:**

_"Hi, this is Jess from Example Clean Co. Sorry I missed your call. I was on a job. Are you looking for a cleaning quote? Text me here or tell me a good time to call back."_

Only text people who contacted you or agreed to texts, and stop if they ask. Our [SMS opt-in examples](https://chargezen.com/blog/sms-opt-in-examples) cover consent wording for marketing texts.

## Follow up on every open quote

Most unbooked quotes aren't a "no." The customer got busy. A short, friendly follow-up is a service, not pressure. Two follow-ups is a reasonable default.

* **Two or three days later**: "Hi Maria, just checking in on the cleaning quote. I still have a Thursday morning open. Any questions I can answer?"
* **About a week later**: "Hi Maria, last note from me so I don't fill your phone. If you'd like a clean later on, just text this number and we'll set it up."

## Turn one-time cleans into regular clients

* Offer the recurring schedule right after a one-time clean, while the home still looks great.
* Send a short thank-you text the same day, and ask them to tell you anything you missed.
* Fix complaints fast. A free re-clean of the missed area costs less than finding a new customer.
* Keep the same cleaner on the same home when you can. Customers stay for people they trust.

**Referral ask (text, after a clean the client praised):** _"So glad you're happy with it, Maria! If you know anyone nearby who'd like the same, feel free to pass along this number. We'd love to help them too."_

## Track where clients come from

Ask every new client "How did you hear about us?" and write it down. After a few months you'll know which two or three sources bring clients who book and stay, and you can stop spending on the rest.

## How Chargezen helps

Marketing brings people to your number. Chargezen makes sure someone is there when they arrive. To be clear about what it isn't: Chargezen doesn't book appointments, dispatch crews, write estimates or send invoices. Keep your scheduling and invoicing tool for that. Chargezen is the phone, text and AI layer that makes sure the customer reaches you in the first place.

* **Every call answered**: Concierge answers on your business number while you're cleaning, as an [AI receptionist](https://chargezen.com/concierge/use-cases/ai-receptionist) that knows your service area and intake questions. It takes down what the caller needs, and teammates can join the call from the Finn app or browser.
* **Quote texts in one shared inbox**: Quote requests, photos and follow-ups land in the [team inbox](https://chargezen.com/smartytap/team-inbox), so you and your office answer from one business number. See [text messages](https://chargezen.com/concierge/channels/sms).
* **Missed calls you can see**: The Finn app shows missed calls and voicemails with transcripts, and you can call or text back in one tap. See [what missed calls cost](https://chargezen.com/blog/missed-customer-calls).
* **A number that's yours**: Use a new US toll-free number, or [bring the number](https://chargezen.com/concierge/features/bring-your-number) on your truck and your listings.

Concierge Starter is $20 a month with 20,000 credits. Pro is $199 a month with 199,000 credits, or $1,990 a year. Phone and text charges are billed as used. SmartyTap, with the team inbox, starts at $20 a month. See [pricing](https://chargezen.com/pricing).

## Frequently asked questions

## What is the fastest way to get cleaning clients?

Tell everyone you already know, set up your Google Business Profile, and answer every inquiry quickly. Fast, clear replies win more of the leads you already have.

## Should I pay for leads?

Only once you can answer and follow up on every lead quickly, and only while you track what each booked client costs you.

## Can I text people who asked for a quote?

Replying to someone who texted or called you about a quote is normal. Marketing texts to a list need clear consent and an easy way to opt out. Check the rules for your situation; this is not legal advice.

## How do I keep clients from leaving?

Show up when you say you will, keep the same cleaner when possible, fix complaints fast and make it easy to reach you.
